2nd Annual “RED Day” Set to Lend a Hand in St Peters, MO

Keller Williams Realty West is part of a community service initiative in the US and Canada

 

COTTLEVILLE, MO – May 13, 2010:  Keller Williams Realty West associates may be taking the day off on Thursday, May 13, 2010; but it will hardly be a day of rest.  Over 25,000 Keller Williams associates across the United States and Canada will spend their “day off” by giving back to their local communities as part of the company’s community service initiative, RED Day.

Short for “Renew, Energize and Donate,” RED Day was created to unite Keller Williams Realty offices and associates in an international day of service.  During RED Day 2009, over 25,000 Keller Williams associates participated in activities from food and blood drives, cleaning up trash in public parks,  doing  yard work for their neighbors in need, or revamping gardens at nursing homes.  Last year on RED Day, Keller Williams associates donated over 130,000 hours to their local communities.

As part of the RED Day effort, Keller Williams Realty West has chosen to spend the day with Habitat For Humanity at the Enclaves at Eisenhower community.  Habitat for Humanity is a nonprofit, ecumenical Christian housing ministry, founded in 1976 by Millard & Linda Fuller.  Through volunteer labor and materials, Habitat builds and rehabilitates simple, decent houses alongside their partner/homeowner families.  Habitat is not a giveaway program.  In addition to a down payment and monthly mortgage payments, homeowners invest hundreds of hours of their own labor (sweat equity) into building their Habitat house and the houses of others.  Habitat houses are then sold to partner families at no profit and financed with affordable loans, with the homeowners’ monthly mortgage payment going to support the building  of still more Habitat houses.  Today, Habitat For Humanity has built over 350,000 houses around the world, providing more than 1.7 million people in 3,000 communities with safe and affordable shelter.

“We are ready to paint the town RED!  We are excited to be a part of RED Day, and to continue the important company tradition of giving back,” said John Sprague, Keller Williams Team Leader. 

“Last year, thirty five Keller Williams Realtors volunteered their day at United Children’s Services.  I can’t even describe what an impact it had on each of us personally.  It felt so great to give back to a community we all know and love,” Sprague added.

In honor of the RED Day event, the Cities of St. Peters and Cottleville have issued proclamations to officially declare May 13th, 2010 as “Keller Williams Red Day.”

First Time Buyers >The Seller May Pay

The costs of buying a home may be daunting. For example, you may have finally saved enough for a down payment on your first home, with a little left over to buy the furniture you will need. Then you hear about having to pay closing costs you weren't anticipating, and this may seem like a real setback.

One way to cover such a shortage is to make the sellers an offer that calls for them to credit you for some of the closing costs. As a rule, the sellers may pay a maximum of 3 percent of the sales price if the buyer is putting five percent down. If the buyer is making a down payment of 10 percent or more, the seller can contribute up to 6 percent of the sales price to cover the buyer's closing costs. Some items, such as prepaid taxes and the first month's mortgage payment, must be paid by the buyers. Sellers may also contribute to paying the appraisal, points, title insurance, settlement attorney fees, state or local transfer taxes and similar items.

Keep in mind that if the credit is included in the price of the house, the appraiser will have to justify the amount, based on sales prices of similar homes in the neighborhood.
